The fact is, many locations in our area will allow a basement to be constructed.
Historically basements can have problems and most of those problems
come from leaking. With our high water table that becomes even a greater concern.

If you want a basement . . . .we do not recommend traditional construction
methods of building a basement. Instead consider precast concrete wall system
that comes with a guarantee.
When you build with precast foundations/basement walls they are dry, smart, and Superior in every way.
Building using precast foundation wall systems can help increase the value of your
homes by adding valuable additional living space.
The walls are insulated and prepped for wiring and plumbing.
There is also a drainage system designed around the walls.

A footing of crushed stone is used, along with a steel reinforced footer beam.
The purpose of any wall footing is to distribute the wall's load over a sufficiently large area of soil so that the soil bearing capacity is not exceeded. Crushed stone footings accomplish this.
The properly prepared layer of clean crushed stone transfers the load from the wall system to the soil.

Hot Water on Demand

On Demand Hot Water
Using the latest in gas technology, it heats water on-demand and delivers an endless supply of hot water for as long as you need it, offering personalized control for your convenience, comfort and safety. It turns on when you open a hot water faucet and turns off when you close the faucet, so the energy that is consumed is only for the hot water that is being used. Since there is no storage of hot water and thus no constant heating and re-heating of stored hot water, you’re not wasting energy heating water when you don’t need it.

Demand water heaters provide hot water only as it is needed. They don't produce the standby energy losses associated with storage water heaters, which can save you money. When a hot water tap is turned on, cold water travels through a pipe into the unit. Either a gas burner or an electric element heats the water. As a result, demand water heaters deliver a constant supply of hot water. You don't need to wait for a storage tank to fill up with enough hot water. However, a demand water heater's output limits the flow rate.
Typically, demand water heaters provide hot water at a rate of 2–5 gallons per minute. Gas-fired demand water heaters produce higher flow rates than electric ones.
